Problem with data loss when listing screen saved

I have 2 custom fields in my listing editor screen that only I can see and use as an administrator. (Donna helped me set this up a couple years ago) The fields are used to collect a code which passes to the template. It works very well with one serious exception that I just discovered. If a user with rights to modify their listing makes any changes (which of course they do) as soon as they save the changes whatever code is in my special fields is crashed over and the field is now blank. But if I make changes, the code remains, it's just when a user makes changes. They don't ever see the fields, but somehow that data is lost. This is serious since the code triggers the inquiry form to be sent to the correct recipient. Lately my users that edit their own listings are not getting any inquiries due to this problem. Help!
